Rs son rented an old trailer. We gave him the money for the deposit. It is a two bedroom and has decent space. And all the utilities are included..as well as basic cable. Thats about all that recommends it. It's only 450 a month so he should be able to handle that if he doesn't go out blowing his money.
The place has a bad smell though. And few cabinets. The space under the kitchen sink is boarded up...must be pretty bad under there. Some parts of the floor are about to fall out it feels like..you sink down when you step on them. Most of the windows are actually plastic..and some have holes in them. Most don't open and those that do don't have screens...so he will pretty much need air conditioning. There is one very small air conditioner in there. The manager said it used to have three but two got stolen and they don't have the money to replace them..so if he wan'ts more he has to get it himself. And it might well get stolen.
The tub has some of shower lineing stuff around it. It's coming off the wall in places and much of the caulk is gone. Whats left looks pretty nasty. It needs to be scraped and replaced. And scrubbed.
The carpets are old and look nasty in some spots. They are going to have to two very young kids in there(ages 1 and 2) and they will be crawling on that carpet. We vacuumed but that really doesn't clean a carpet. The place really needed to be proffessionally cleaned. I always thought that was what the deposit was for. And according to the rules he signed the places are supposed to be left clean..or the deposit will be kept and used to have them cleaned. Apparently they don't actually do that. This one actually had trash still laying in the floors. So no cleaning was done at all. I am wondering if they just keep the deposits no matter what...since he didn't take before and after pictures..they could claim that any dirt or damage was done by him..
Oh well he has good incentive to move out. Which means he will have to manage his money well. Or cadge off his family. Which is a possibility. They don't seem to want to let the boy make his mistakes and learn from them.
